Practice helps with that. :-)Also, you didn't ask, but I have another piece of advice, before buying anything, check the flood plains and don't buy a "down house"--a house where the property slopes toward the house as you'll always have water problems.Good luck!

California is a consumer state, so my guess is that the rules/laws are as liberal as they get in favor of the owner.As you stated, the lender doesn't HAVE to do anything, but I would think it'd be worth a call to the lender to discuss loan modification and/or document the process by going online and completing their form.

Honestly man most of those companies, they make more money then they do on there real estate portfolios, and they use on online platform and you have a "coach" who has very basic knowledge.
