I'm brand new to this site so any tips/pointers/guidance is helpful!

As time has gone on, the properties I purchase are getting nicer and nicer which is leading me to consider selling some of my cheaper properties.Since I have only been a buyer to this point, can someone give me some tips on selling my properties?

As far as management my office still handles it so thats why I put 8%. 

I've looked into a few companies and during due diligence found out that some HMLs aren't licensed but sell loans anyway which my attorney said is a huge red flag.Other than checking that a company is licensed and checking places such as Google and the BBB does anyone have any tips on evaluating trust deed investments?

I've gone on home tours and attempted to estimate rehab costs ( got some tips from youtube ).  

I do plan on having a proper office and hire a few employees (3-5).

I love meeting ppl and hearing their stories and getting tips on what to do/where to start.

For control purposes, they rather not give out info to prevent collusions between bank officers and potential bidders and buyers.
