Does the BRRR method work for primary residents or for only rentals, is this a smart idea to use a hardmoney lender to get the property?

@Remberto Teos The goal of the BRRRR method is to pull out most of your capital at the end so that you can recycle it.

My father-in-law is the owner and wants the rents raised, but is leaving the amount and method up to me.

The cement-board method of laying tile is far easier than any former tile-laying method to compromise with a shoddy installation.So my wife and I do our installations ourselves, and we end up with a vastly superior and tough product that we're quite happy about.

I want to start my investments NOW but i know there's a method to the madness.

I am in no position to travel to the property due to personal obligations and its simply too far.I have tried to work with contractors via face time and other remote methods.

I've financed using just about every method possible and the other one I could suggest is owner financed (I've done one of those as well).Happy to help answer any other questions or give guideance.
