@Brett Schmidt normally I would recommend 30 but your return will be much higher with the 85% LTV loan most likely compared to 75%.

I have seen some lenders accept foreign signers on non-recourse loans but they require the signers to have 2x the net worth of the loan instead of the normal 1x the net worth of the loan.
