I'd read the blogs, check out the starting out forum, listen to podcasts and webinars, attend some reia mtgs, read more blog posts, book's published by BP and recommendations of BP guests and make some connections.I'd be patient while I narrow down my area of interest and determine the best path for myself.

@Vlad Denisov there is a reason $100+ million dollar work house multifamily funds are being created bc of the long term demand for this asset class.Sure the recession will cause values to dip but follow the cardinal rules and I still believe strongly in this commercial size multifamily B and C class asset 1.

I'm considering flipping Property B, and putting the net proceeds into Property A to make it cash flow since I'd rather hold Property A for the long term.

It may be that the companies west of Boston are seeing workers move farther out  especially the lower paid ones.It is a good plan to look at an area and narrow it down but frankly I think  these rules are really about identifying opportunities.
