I'm one who (for now) won't bother going the llc route.Your purpose for getting an LLC is to protect you and for it to properly protect you you pretty much have to know all the dos and donts of operating under an LLC.

I was just advised of a multiple offer situation and was asked for my highest and best offer from Freddie Mac.I've read several accounts of how Freddie Mac allegedly operates (including one statement that they don't ask for highest best) and they all seem to conflict.I am fairly certain that my bid will be the highest on this one, but there are certain things that Freddie is doing that is causing me hangups.

I am having a dilemma in finding a cash flowing property in Socal within resonable driving distance from my work..most everything is around 450k-500k for a 4 unit and being an owner operator in at least 1 (FHA guidelines) isn't going to net me cash flow...I have been getting very anxious because I fear I won't be able to acquire something that will be a good investment...
