If it is possible, is there anything else I should consider before talking to lenders (namely, any tax implications). 

The lender is not required to include this contingent liability as part of the borrower’s recurring monthly debt obligations provided the lender obtains a copy of the applicable loan instrument that shows the borrower’s financial asset as collateral for the loan.

An MLS is useful in the US and Canada because property are valued in function of comparables as determined by the MLS and lenders also use these values to determine the LTVs for their mortgage loans.

How polished are you at handling rejection and maintaining your confidence and optimism in your pitch to clients despite it?

Local hard money lenders, wholesalers, lenders, all the people.

If a buyer has cash, that works, or owner willing to take back 2nd....but I've had trouble finding a lender who will take a 2nd on the gap.

Since I posted this, I have had a few conversations with my mentor and other real estate investors/lenders and have a much better grasp on action items when the right deal comes along.
