Pros/Cons, How to find management Company, How to find right tenant?

We're able to afford the place as a 2 flat, but still pondering legal options for monetizing the garden unit, if any exist. 

I am seeking recommendations for companies or resellers that specialize in App/Card-based Washer/Dryers.

Plumbing company doesn't have a payment plan.

Supposedly, these mortgages were actually bought by a company called "LSF8 Mortgage Holdings, LLC" but even that is in question at this point.  

**Property Management Recommendations:** Could anyone recommend reliable property management companies in the Nashville area?

If they didn't, its not legal. 

Great deals and I would continue with them but the market dried up in 2022 with legalization of recreational marijuana in CA Since returning to investing I have been exclusively in cash.

Also, as you're meeting this person through IG I would be sure to have all legal precautions and real estate attorney in place for transactions as you don't know this person from a hill of beans.

Get as close to the truth as legal in your state and clarify that you're not a huge capital group coming to town to slum lord the entire city, you're a hard-working guy trying to break out of the 9 to 5 (if that's legal to disclose) and being able to turn a modest income on a rental would be a vital step toward that dream of financial freedom.
