Yea I have spent many yrs in analysis paralysis looking for that right brrr 70 cents on the dollar etc and just decided to go brand new on my own raw dirt and build a floor plan that I like.

It is very common in this space to have the terms changed right before closing. 

Right now I do it all via text or phone call and usually only have one issue at a time so it's manageable.
