Now more than ever it is important to really understand your numbers and the area you are buying -- that "accidental appreciation" that many of us rode in the last 5-8 years eroded with the higher rates, cost of entry, and renovation costs.

I then sent 6 emails over the next 10 days that were not responded to until the last one on 2/29/24, and was told it didn't go out in the prior week, and that your DoC was "hoping it would go out in this week's batch" (3/1/24).

3c) I'm having a hard time justifying getting into growth areas that probably still have plenty of room to grow but have already seen their values nearly double in the last 3 years, with rents far behind on what they cost for a return. 

Also, a 3-month try before you lease may be the issue, tenants are using it as an MTR, it gives them far too much wiggle room, and that short-term turnover can start hitting you in the pockets pretty hard...With that said some incentives you can offer are the first and last months rent-free for a 12-month lease.

Lastly, if you're going to be the center of Greek off campus housing, then yes you're inviting some interesting phone calls and situations.

A contractor assessed the property last week, but still needs to inspect the uppermost part of the roof for additional leaks.
