To my knowledge, MS Word alone will allow you to create fillable forms but you still have to fill out each document individually, typing the same information repetitively, which is not only self-defeating but risks errors.

We have contractors who can get us estimates for inspection items and we use that to negotiate.A couple more pieces of advice I would like to leave you with:- Make sure your Agent is knowledgeable about rental properties and what it takes to get them rent ready.

Just a simple online way to keep track of the loan, that tracks & receives payments, and increases the loan amount each month based on the agreed interest rate etc.I'm going to keep searching online but I'm sure there's a wealth of knowledge here and I'm willing to bet some of you have used multiple platforms.Please let me know if you have advice.Thanks!!!

Reece,without full financials i cant advise much, but i'd be leary if the deal doesn't pencil at least ok while the current rents are in place. reason being is you'll still have your expenses (PITI+mgmt+repairs etc) until the units can vacate, no rent remodel, lease up again. with that much repair it feels like you have a LOT of DD before diving in.
