What would my involvement need to be?

I am happy to drive for dollars, but that will involve one of those Google self-driving cars and a guide dog trained to sniff out potential deals.

And agents are busy, and they dont want to get too involved in that stuff.Do you get your confidence from the agent, pictures, or just the inspector?

I contacted our attorney and apparently the neighbors attorney is getting involved.

The "closing" was just done at the bank and we signed paperwork with the banker so no closing company involved. 

So RUBS will not cut down total consumption IMHO.With RUBS, allocation is based more or less on square footage.

It's not that easy to accomplish and usually involves advanced strategies such as bonus depreciation mentioned by @Logan Allec and asset segregation.The good part is that investor-friendly lenders will add back depreciation, not counting it against your income for underwriting purposes.
