So if the home being appraised has a pool and no other homes in the neighborhood have a pool, I will either go back in time (As far as needed to find a similar home with a pool and make market adjustments) or out in distance.

There is always some risk and some speculation involved and the investor should always be intimately involved with the process….

I have an older tenant who is very pleasant and that has no issues with the exception of some minor noise complaints.
