I’ve been impressed that the rent-to-price ratios on the island are very low for potential LTR relative to some of the mainland markets I’ve been looking in. 

Hi Ryan, cash on cash return is 9.3%, so it's not impressive, but I also target for an appreciation since Colorado keeps growing. 

I was under the impression that home sales have slowed down quite a bit especially towards the end of 2018 as I read in various news articles, watching the fed rates, etc.

The other qn I have is - I am sure , you had this duplex plan at the time of buying , were you aware of the height issue or were you under the impression that , you would just duplex down and realized after closing .On a tangent , regarding contractors , I would suggest to stick to individual trades , I understand your rationale for finding that good GC , but I wont waste time .

But I also did lots of hiring/screening recruiting and I can pretty much guarantee you would gain nothing from the route you describe right now...Good luck and congrats on impressive success.

My impression from reading everything I could read about DTI on bigger pockets is that the latter is how DTI is most commonly calculated.
