I do not make this a habit, but I have allowed it a couple times.

In fact, they might bring up the topic themselves since they are used to a routine.By closing in the middle of the month, you'll also have more time to get a feel for your tenants and their habits.

@Clint Coons or anyone else:   In regards to simplifying the signature, I was wondering what the harm would be in structuring the Property LLC as "manager-managed" with myself being the manager and the Holding LLC being the single member in a state that provides anonymity for both the member and manager.

Living in a habitable basement of the house doesn't seem to be much different than house hacking an SFR, which is fine with a VA loan. 

If it were a habit I would take a look for additional violations to compile several and evict.

(knowing they would probably fail just by the fact their prior habits would sabotage things).Were my numbers higher..You bet!
