I currently own a couple multi-family properties that are all LTRs and work a full time 6-figure job, so becoming an RE pro is almost impossible.

@Ben T. let's reverse this and ask, "if you were buying this property to live in it with your family, what would you want?"

It may be lower since its a multi family (usually 75-70% max).

Hello Everyone,I was wondering if someone who knows the ins and outs of bank mortgages knows if you can use an FHA loan with a friend to house hack a multi-family home?

A cost segregation study was performed on this single family home in Fort Worth, TX purchased in 2023 with a depreciable cost basis of $272,633.

I'm looking to purchase a single-family home in the $500k-$600k range with a long-term hold strategy.

Some forums suggest to invest in states where i have friends or family... which is only Georgia or Louisiana but seems almost impossible to find a decent duplex within the range of 85-$110k in those states without having to invest in major repair. 

I have a young daughter and a growing family and my priorities have shifted to the degree that I have motivation now to finally take some action.   

Mine are typically single family where the appraiser will focus on comparable sales.
