I think $600k can get you in the game in Macon for 6-10 units, but anything more and you are looking at a huge value add that will not cash flow on day one. 

If you have a process, you are ahead of the game. 

At this point when I began seeking property for buy and hold, I learned that I have the credit score but not the 20% down.

Given the slim cash flow from the property and the uncertainty about the new mortgage rate, it's understandable to be contemplating whether to hold or sell.If you anticipate further growth in the market, holding onto the property could be beneficial in the long term.

You have to have a passion for some segment of the game first.....Just buying and holding a Long Term Rental will take you longer, consider adding in Flipping and BRRRs....
