He is going to put a Tenant Buyer in, that will put $25k down as an Option fee to him (his SDIRA) with the fee to go back into the SDIRA.  

Or do you use your own talents and pick up the extra fees? 

Once again, biggest drawback on the latter program is they are cloud based and carry a monthly fee that I just didn’t want.

It might not be a scam - in CA there are very low rates on PM.My friend has a rental condo for $1850/mo and her PM fees are $76 flat.

You'll need to enforce late fees to encourage on time payments though and not allow them to fall so far behind like the previous owner.
