Here are some thoughts....As far as I know there are no restrictions in Japan for foreigners to invest.At one time there was a fair amount of expats renting in Okinawa, but my guess is the homes were owned by locals.Houses tend to be fairly expensive there vs the rent I expect most people can pay, so are you prepared for that?

As a general rule, I prefer to have an LLC in the state where the property is located as you are doing business in the state and also need to be able to act in court like for an eviction.The other option is to foreign register the LLC in that state, but the cost is almost the same as having a new LLC directly in that state.
