I have finally finished fixing up a rental and have listed it for rent.

I'm looking at an REO that is a prospective fix & flip for a client and the property is listed with a local brokerage. 

What would the rent be for this property after it is fixed up?  

If you have to house hack a single family house or even a condo that's not the end of the world, just look for something that you can fix up and force appreciation.     

Still in the process of fixing up the main floor unit from the abuse it took from previous renters.  

Whatever number you choose, including it in your cash flow calculations is essential.Monthly budget for OpEx:  Operational expenses, like fixing locks, doors, unstopping toilets, etc are funded through a budget of 3% of rent.  

Has anyone hired this company for repairs in a fix and flip?

I've seen more than 1 install where there was a little gap and instead of re-laying it, they kept going, and it gapped irreparably shortly after install and will have to be 100% reinstalled to fix the gap.

This was more than I had originally estimated, but still provided decent cash flow with a 20 year fixed rate mortgage.

Then another 2 to 4 weeks to "fix up" while it's getting COLD outside means we are in the middle to late part of November at the earliest before the new owner can even hope to START getting tenants in there.
