Any feedback you have from your experience last year would be helpful!

I am still learning the creative investing part of Real Estate and I figure that I dont want to tie that up in a rental, its likely too low for a flip, & wholesaling isnt much of an option due to being overseas & having no marketing experience.So I wanted to throw this out there and get your feedback & suggestions....Options that I came up with include:LendingTax LiensObtaining a Non-Recourse loan to do a rehab/flipPartnering on a rehab/flip (not preferred unless I know the person I am partnering with)

Joe- Thank you for your feedback; it was tough work to get some stability in my family's finances, I feel good where we are, its now to turn on the "offense".  

I have read on some of the other threads on the Lease Purchase Option and understand how the concept works, but just wanted some feedback and direction on finding the proper forms and how to handle it so that as the owner of the property, I am covered. 

Haven't been able to find much feedback online.

Just looking for some feedback on what we are considering doing here to see if there's something I'm missing.We currently own our house and a triplex in CA, along with some fourplexes in AZ and CO. 

I am wanting to potentially house hack a duplex in Kansas City, MO, but I want some feedback from other REI investors on here.
