In my opinion if you have mold below grade it often requires a lot of water remediation, gutting of all material and then still crossing your fingers.

Easy to repair or replace, don't make it too nice or you'll be paying high dollar all over again after tenants trash stuff, use rugged materials.

MF unit builders typically build the cheapest materials they could find, something i was bidding on a 56 unit townhouse. they don't put anything fancy. that's why clients want to tear it down and put their new stuff in. half of them, they sell it only with drywall up.

If you want to be a wholesaler you need marketing materials lead lists etc and continuously spend money on marketing to old leads and acquiring new ones.If that work or investment doesn't appeal to you I'd find another industry.

So the repainting, including changing locks, oing some caulking of the baseboards, some recaulking some shower tiles, filling in a couple dents in the doors, etc, is labor of $750, so with materials it is running about $1050.00.
