I have not received any extension and I have not signed any remove contingency as well.

I use Pocket extension to Google Chrome. 

It does not have the right to assign, no built-in extension - no delay settlement language - no investor disclosures - no meeting of the mind provision -etc.We use a one page contract of sale, called THE SKINNY - that has everything needed to control and roll real estate.

Once the second applicant is screened, assuming the report is as good or better, I would go with them since the first has zero savings to cover short falls and could become a nuisance asking for time extensions on rent payment.

I have done extensive calculations mostly in bergen county, and most deals seems to be between 5% to -2% ROI.

But if it needs extensive leveling or jacking up, it can cost tens of thousands of dollars to fix. 

I grew up outside Philadelphia with all my family still in that area, so that would be a great place as well -- both because of my familiarity with the area, and that my father has spent a career in commercial facilities management and thus has an extensive network of contractors and other potentially useful contacts. 

I promise you even if it is after 2 hours and they like the offer they will be calling you for an extension.
