Interest rate and insurance cost in Houston will make house hack harder now but it is not entirely impossible. for particular Indepdent Height, arces homes, and highland height is a great area that is growing in my opinion. 77021 near medical center has some really nice streetLook for home that has garage apartment, duplex or big land to put up additional structure later on. look for area with low tax rate and no HOA. plenty of them around

Unless a house was like $2K+/mo in rent, no chance I'd ever do anything different... even my outside-- if I do white trim-- guess what-- it's Du Jour color so I can use it inside if needed.. it minimizes waste!   

Thanks for the info, that is useful ...I'm beginning to think that, for my purposes, it probably makes more sense to just stay in my lane (LTR), but it's useful to know what the MTR time/effort commitment would be if I ever decide to try it out... 

Bonus depreciation may sound good -- "oh, I can offset it against my W2 income and not have to pay tax", but in reality, it is just another way for the tax professionals to get more business by charging you for doing the cost seg as well as preparing an ever-increasingly complicated tax return. 

On the other hand, I feel one of the main advantages of passive investments (via syndication/crowdfunding) is that I can hire a manager who has years more experience than I can ever hope to obtain myself.

What ever the answer is for question one, what is the final amount I do get taxed Capitol Gains for?
