I can see everything on the multiple listing service, and I need to find deals that are NOT on the market.I have seen the videos / pod casts / heard the techniques for finding a fixer:-driving for dollars, pre-foreclosures, real estate clubs, sending mailers, lead generation website, etc.In your experiences, what has been the best and easier way to find a fixer (not on the market) to flip?

@Scott Galloway Right now mostly online, searching purple bricks and what not, I havent started with the various other marketing techniques like mailing list or bandit signs.

More than likely you'd need a no ratio or no income type of loan for that.Other investors use more creative techniques like having the property seller carry the financing or even having them quit claim the property over to their name and the investor takes over making payments.
