I can see everything on the multiple listing service, and I need to find deals that are NOT on the market.I have seen the videos / pod casts / heard the techniques for finding a fixer:-driving for dollars, pre-foreclosures, real estate clubs, sending mailers, lead generation website, etc.In your experiences, what has been the best and easier way to find a fixer (not on the market) to flip? 

@Scott Galloway Right now mostly online, searching purple bricks and  what not, I havent started with the various other marketing techniques like mailing list or bandit signs.

I love the house hacking technique and am in the middle of doing it with our second house purchase right now.

How do I interpret this estimation technique?

More than likely you'd need a no ratio or no income type of loan for that.Other investors use more creative techniques like having the property seller carry the financing or even having them quit claim the property over to their name and the investor takes over making payments.

If you can't find money, then try your hand at creative techniques like sandwich lease-options, subject to, seller financing, etc.

Hi, I just spoke to a realtor in OH that tried that technique with zero results and quite a bit of $$ spent.

the disruption Is in sales and marketing techniques .. not in replacing agents with robots.

What techniques have you all used to be able to still pay that money back?

I have 3 Section 8 tenants and screen them the same as my other tenants.One technique I use is completing the lease paperwork at the tenant's current residence.
