Stay away from personally engaging in any transaction with your IRA, if all you have in your IRA is $10K hold off on setting up SDIRA, focus on growing your IRA balance and when you have enough funds in it to do an investment on it's own - then make the move.

@Michael Boyer So, I've been trying to schedule a date to meetup with the tenants to discuss the transition, but it's never a good time for them - work schedules, prior engagements, etc.
