I've got friends that live there for good rent rates while they're finishing up grad school, but mostly it's blue-collar families taking advantage of living that's even more affordable than OKC! 

Knowing that I would have to upgrade if they ever left to stay competitive in that market, I decided to install granite as a surprise while they were living there in hopes of delaying a vacancy. 

. - Provide utility cost information- Provide receipts of completed work for upgrades or improvementsEven if you decide to sell with tenants in place, issue your tenants proper notice. 

And hopefully by doing the right upgrades up front you will be able to keep capex under control.

--And finally: if I sell or rent, should I try to upgrade even more (add a pool, update the kitchen, etc) to get a better price? 

16 Unit Class C Apartment Complex-Purchase Price around $600k in Texas-Located in a decent city but not the best area of town-Rents are below market by $100/unit but may need slight flooring upgrades to get there-All units full-no known deferred maintenance -NOI if I self-manage = $70,000Cap Rate around 12%...could be 15% if I get the raised rents over time.

I did choose to upgrade the flooring on both sides and there were a number of minor fixes that we took care of after moving in.

You can upgrade cards like the green and gold card to additional platinum cards so currently I have 6 AMEX Platinum cards, which translates into $1200 worth of free UBER eats food every year, 1200 travel credit and $510 in cash after I liquidate 600 bucks worth of Saks gift cards online. 

Currently, I suspect the home would sell for 180,000 based on the market and upgrades that have been done.I have about 40,000 in cash that I'd like to use to purchase a 2nd rental home in the same area.
