The owners of the other adjacent home have been on an extended vacation (and have left their air conditioning set to 85 Fahrenheit).A few weeks ago, my tenants called me saying that their AC can't maintain setpoint--I assured them that this is normal as both demising walls are currently exposed to elevated temperatures.

The property is a duplex in MN.

The deal is a good deal to wholesale, but I am particularly interested in the house.It's a duplex, which I plan to buy using FHA 203k financing.

@Drew FeutzThat’s a great way to start and I have also lived in a duplex for short time and it really help me jump start.

I have had a lot of people tell me to stay away from conversions as they have bad vacancy rates, do not rent as well as traditional duplexes and are a lot more work than traditional duplexes/triplexes ect.... 

I’d probably do that amount for a sfr or maybe a duplex - but this looks a tad bigger.

This property is 2 duplexes on one lot.  

Interior, half the walls and ceilings are missing (lots of drywall). 

I just paid about $2k to do a whole house but that included painting the walls a lighter color and repairing all of the small cracks and holes from the previous owner hanging pictures and shelves all over the walls.
