If it is a well maintained property, maybe 5% would be a decent estimate, but if the property is very old and hasn't been well maintained, maybe a 7 or 8% CapEx estimate would be more appropriate.

  $100K is small amount to raise, so give it a shot.  

Three questions…They have a decent credit score, about 40k cash in the bank but not the 25% (125k) for a down payment.

Well that's a decent part of providence, but I would prefer a 3-4 unit as first buy for cash flow.
