I'm currently at a point where I'm trying to decide whether to convert my duplex (2) 2 bed 1 bath into a 4 bedroom 2 bath single family for STR.

Purchase price: $650,000 3 bed / 3 bathSmallest room is a MTR/LTRRoom with private entrance is a STR/MTR - currently rented to a travel nurse, previously AirBNB75% of my mortgage is paid by tenants

Beds were just a frame, no head board, crappy linens.

Question 2:My primary home is 3 bed, 2.5 bath, movie theater, pool, outdoor kitchen, fully remodeled with "the best", in upscale neighborhood.

4 beds and 2.5 baths makes me think renting by the room, like medium term rentals.

It's a 3 bed and 1.5 bath about 2k sqft we bought 6 years ago.

He wanted to rent it furnished from me, but wanted double bunk beds in 2 of the bedrooms and a large size sofa bed in the living room  and a king in the master bedroom. 

I understand I will do a 1040 for my mother up until her date of death.
