The area I am looking at is the Southwest corner of spring branch which puts me at  a 20-25 minute drive commute downtown and within 10 minutes to areas young professionals venture to.

By refinancing into conventional, you no longer have the original FHA loan so you don't need to worry about distance/relocation guidelines.

I see you say it is not part of your business model, so if I may ask, what would you suggest for someone who wants to purchase rental properties in Landlord friendly states that are considered long distance from where I reside?

I just read pages 181 - 185 in The book of Long Distance Real Estate which basically says that buying a long distance turnkey is not that great of an idea, and might be riskier to do than just doing the rehab yourself.
