We get alot of stories like Kevins here with new clients where they say the accountant they are working with is making them do something and they are not sure.... sure enough its just what the software defaults to and the old accountant never bothered to dig deeper.

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

@Mario Richardson I don't think the location of the CPA matters provided that they have a solid background in Real Estate and software/tools to support you remotely.There are 20+ real estate CPAs commenting in this forum.

I'm not a lawyer just an insurance agent / property investor so I can't tell you the why - just that is the way it is.I have seen my landlord client's get the demand letters for tenants dogs biting someone two times.
