My biggest challenges have been getting the tenants used to my management style (much more rigid than the last owner), a nasty pest invasion and an immediate vacancy in the unit of a 6yr tenant who apparently had something against even basic cleaning.

The home owner just paid a lot of money for the home or business and the law tells them they have to keep their yard clean, or the city will come and give them a fine for not doing so.

I saw the place before they cleaned it because they were trying to rent out the place, and the whole apartment was disgusting because of bad tenants.

You may very well have bought a property that didn't have a clean title.

Someone had cleaned up the water & removed the ceiling's drywall but there is a lot more to do to get it back to the way it was.

If tenants are not collectible then clean and functional is the name of the game.

Had a unit like this.Tear everything out and Wash walls with TSP and 3 coats of Killz.Also clean the vents.

Ask tenant what was done prior to moving (on camera), carpets professionally cleaned?

So I bought a condo about a month and a half ago...something has been bothering me though.The seller's agent somehow snuck in a $200 "cleaning reimbursement" on the HUD document that I don't recall ever agreeing to.
