What this does not take into account is tax on earnings (I'm not sure how this is taxed), keeping the full amount invested at 13% for 20 years with a steady stream of investors to lend to, inflation & I'm sure there are a bunch of other things..Building up a rental portfolio will require more work initially, is much more uncertain as to outcomes but will potentially provide larger returns & I'm sure be more interesting.I realize this is a very broad conversation however I would like to here others thoughts on what they like or dislike about either option.

Americans have a verrrry broad sense of what a 'reasonable' commute is (as you clearly know lol)  so you may be surprised at what you can find within a couple hours' drive of major employment centers.If you're not going to be able to self-manage, or just don't want to: Look out of state!

I've been working full-time with vacation rentals in the desert here for a number of years now so happy to try to help answer any specific questions, sometimes it's hard to describe the market landscape with broad strokes.....there's a huge number of options from a small condo in Palm Springs to a huge multi-acre estate in Coachella and many strategies inbetween that can all work.

Sorry hit post there- I think second homeowners in a broadly good market as we are in (not speaking on your micro market which may be different) may not be as motivated as some other categories of sellers (foreclosure, eviction landlords, bankruptcy, etc) so may not have high response rates but that said may not be a saturated market with a bunch of other investors.

That's pretty broad if they get something they don't like they tell the agent, we'll pass on this one but would be interested in working with you in the future.....blah, blah...I think you're better off being known to "bring all offers" and you decide instead of say "bring just these".Just saying...keep the door open

Our economy is broad based and not dependent on a single sector, productivity is high, I believe partially because of the cooler climate.
