But if you can find a way to value add, like finding a fixer you can BRRRR or something you can add bedrooms or bathrooms to, or even add another unit to (like converting a garage or splitting a larger home), then some of the properties that don't make sense based on what they are right now can start looking a lot more attractive if you have a good plan to get to a higher ARV or boost the rental potential.

The seller agreed and I went to work.We got it fixed and I was able to get it sold in just days and made $10,000 as a wholesale fee.The moral of the story is, do your due diligence.

I understand the goal is to work to continually increase your cashflow by acquiring more properties over time, and that annual rent increases will give you a natural boost, but I imagine you want some cushion built in to your spending habits for inevitable bad times economically?

If you can get a 4 unit and a basement, that would be ideal and create major cash flow and equity creation, plus you can not worry about a property manager and boost your yield.I see how institutionalized product in Class B/C markets are trading at 5%-6% cap rates.
