Not taking any "boo-boos" into account either (even the most experienced flippers tend to come in over budget on projected rehab costs). 

I moved here from Florida after seeing the projected growth.

* Resell - I personally had an issue with one of my flips years ago, due to the basic unpermitted work that was done.

Basically, pound the pavement and pick up the phone.And, just to be blunt - we are not in a cash flow market right now unless you use some kind of creative strategy.  

I can't speak for contractors, but as a DIYer, I know even the most basic kitchen renovation may end up costing me 10k if I were to do it myself. 2-3k for cabinets. 1k for plumbing and fixtures1k for electrical and fixtures2-3k for granite countertops1k for tiling/flooring1k for miscellaneous like painting, etc.
