This would result in my end buyer having a trashed and potentially vandalized house, which makes me look bad too.So my question is, as a wholesaler, how should I handle this?

Challenges could include:Having the population to make it a sustainable day-to-day venture.Finding quality staff is tough these days, don't care what you pay them.Breakdowns/serviceInclement weatherPennies on the dollar at exit If the truck does say, 1000 bucks and after labor/cost of goods the operator's left with 500 - 600, then has commissary expenses and a possible split with a partner(s)Ehhhhh...burnout.There were dozens of trucks here 5 years ago and only a handful have really survived the grind. 

Even with that I don't see how it could be a bad choice unless I botch the investment deal. 

There are quality public schools in the area and many local attractions.

In the time I had a position in Prosper, I never saw them collect on any bad debts.

I had a couple good moves with them in the past, but the last one I got a bad crew.  

Spending your own cash is bad.  

Yes I was thinking if I choose to purchase this park I would have to offer the homes to those living there now to purchase  the homes,on time, or vacate them and relocate,because they are in such bad shape.
