The numbers the seller wants is $160K at 6.5 APR and $32K down (20%) over 15 Years.

Otherwise I'm a nitty gritty, kinda super picky, document with photo's, gonna charge them for what needs to be done, that gives a pre moveout walk thru, cleaning check list with charges form kinda landlord. check your state landlord tenant laws and don't confuse what you can and can't do..They can threaten to sue but if your clear in your move out statement they shouldn't have any recourse. 

Not sure what APR I'll get.
