Hello BP community, I was wondering if anyone could help me analyze a deal of a home that the seller wants 30k and I see ranges of homes selling from 65k to 100k.

Hello everyone,      Im just starting to get my feet wet with analyzing MFP's and was wondering if there are any sources of sample scenarios, or transactions, that can be used to get the basic understanding of how to read the numbers and what works and what doesn't work. 

Aluminum roofs are much more popular than copper, and not as difficult to install.

My only caveat that I'd like to share per my broker is that listing agents tend to underestimate operating expenses so if you're planning to conduct a transaction without buyer representation, make sure you know how to properly analyze the property on your own.  

Our culture does not do a good job with educating people about the costs and work involved in housing others (and popular images are of greedy landlord and goofy ones like Mr Ferley and such from 3's Company). 

There are several other things that I would address before doing this in your model (deal analyzer)

I did not take a time to completely analyze the deal but that should be done first.

I made a mistake and did not analyze properly.
