I would be extremely cautious about advising them on how to do anything with their money until I had a proven track record of at least one decade's experience that includes a full economic cycle where the market rises, falls and recovers. 

May I know if anyone has any advise on this please?

For me, to continue learning everything, i am going to try my best to do all those things alone (but still advise the clients to run the numbers with the professionals) so i can understand all perspectives/lines of the real estate transaction.

It is all new code and changing quickly so there are many CPA's that are confused about it and you don't want one of them advising you.Now for the good news, if you make it through the hoops AND your OZ investment is a home run, you will NEVER have to pay taxes on the new gains of the OZ investment itself.
