If you haven't looked at 100 apartment deals and spoken to property management companies on running scattered site mfam (apartments that aren't big enough to support onsite staff) chances are you're in for some surprises.Don't be arrogant and in a hurry like I was.

If the town presses the point, you will be forced to evict the illegal tenant, possibly have to pay back rent to them, and have lots of other potential problems.Unless you can get (somehow) the proper c/o documentation, I'd walk. 

I was around when that place was a toxic waste site. 

I never heard of them either, but I just looked at their website, and all the examples of properties they have on their one page site are right around $50k.

I advertise on Craigslist (I don't list house number to cut down on someone copying my ad and scamming people), Zillow - which sends the listing out to at least a half dozen other sites and Facebook market place has become huge for advertising.

Perhaps I am doing a poor job navigating the site, but I can't find any local meetups.
