I have an 18 million dollar 162 unit we are entitling right now and I talked to a South Florida capital markets equity and debt placement broker and his minimum is 50 million. that's insane for columbus and it challenges us to develop larger.

The worst they can say is No and you can continue business as usual. 

However, in order to move out and continue investing I would require the refinance of the "BRRRR" method prior to the rent of the property to obtain additional funds for my next property and to move out.
