I have a feeling a lot of the rental market is extremely sensitive to U of A being in session (this place is 3 miles away), so i have no idea what i could fetch for rent on this place.

I have a friend who has a rental there and has tons of success because you will still get U of M tailgaters even into the colder months 

There are assumable mortgages, but you have to qualify for them (Meaning you have to go through the process of working with the bank, showing your tax returns, etc.)If you’re buying the house subject to the existing mortgage and they have equity above that amount then u would buy sub2 and have seller carry back a note for the difference.

Now U can get around the borrower not living there when you have very good financials and a dedicated team the local bank will trust but generally local community banks are just that for funding those that live and work in the community.

My question is: Is there any law such as the U+2 law in Fort Collins that would prohibit me from renting out an individual room on my side of the duplex along with me living there and a family in the other side?
