Its going to depend on situation but I'd take another look at some DSCR options - rates are generally higher than 6.875% right now but a lot in the low/mid 7s and some in the sixes - could be worth another look

Imagine you owe $400k at 3% and borrow this $200k at 12%, that’s the same as borrowing $600k at 6%.

Not that that is my goal as I'd rather find a trusted team (very hard). 

If I sign a lease, then I'd have to go through eviction to rent it to someone else.

I'd also add that I think generational wealth is about more than money-it is the values you teach others that matters the most.
