I was told that I need to not report loss on my 2019 taxes so that would fix my DTI (from 2018 rental loss)Is this my only option, do I have to wait until January 2020 to get another mortgage?

Never heard of them before....but your typical real estate "mentoring" guru will invite you to a free 2-3 hour session, and convince you to come to all day on Saturday or 3 day weekend course for $299-$399, when you are at that course, they'll convince you to be a Big Dog player for full on mentoring at $15,000-$50,000.   

But, then had: - Late fee splits- Pet fee splits / collected by PM- Leasing fee of 50% for new tenant- Renewal fee- Service fee for work done on the property- Higher fees for certain tenant conditions- Receives all interest on trust accounts- Full page of admin fees including resident liability program, benefit package, pet initiation fee, credit reporting fee, tenant lease renewal fee (in addition to renewal fee charged to landlord), lease draft fee, application fee, utility concierage service fee, legal notice service fee.

I would connect with some local realtors and have them produce reports for you with some data out of the MLS . the filters are super efficient 

Only considering because we could sell both tax-free being primaries 2 of last 5 years, and expenses are going up on both, and we may be able to get better returns elsewhere.

He told me that technically I dont even have to report that I am going to split the lot and build a duplex on it.
