In 1946 gross household debt stood at just 15% GDP, around 2008 is when it first hit 100%, and it's been climbing still. 

We have a means to add a person (or remove a person) from the rental agreement because it is not uncommon for the make up of households to change over time, but we do not tolerate unauthorized occupants just moving in.

I could utilize a pm to cut down on work, but I am trying to learn the business.My buy box is extremely small consisting of essentially two suburbs which have taken advantage of flight from the city (due to defund the police) but are still close enough to support benign commutes and have limited land for additional supply while also having rent and home prices which are attainable for people making median household income.There are risks, I live in a decidedly midwestern city with low population growth (but also very few builders).

My thoughts would be, how much household income could you have with your new status as an RE PRo?

The economy, unemployment rate, job growth, population growth, affordability, households making improvement(s), military/Veteran friendly environment, free market state, no income tax, etc. etc. all helped with our decision to become San Antonian transplants in the next month. 

Similar to that of Irvine, Johns Creek's Asians households have exploded in the last 7 years.

Funny how it turns out that way.When I file their taxes, they each end up earning about $1700 HSH (household earnings). 

There is a normal price that a middle class 2 earner household will pay.

I grew up in a smoking household and I know what it was like to live with smokers.  3 of 7 of us smoke as adults.
