While you can be named in a lawsuit anytime, piercing an LLC requires that either (1) the LLC was/is no longer in good standing with the state or (2) you’ve done something liable PERSONALLY, such as committed fraud or (3) you’re in a profession for which the state government does not allow LLC protection for negligent acts and you are being sued for a negligent act, such as medical doctors, etc.For more usual lawsuits like loan default (assuming no personal guarantee and absence fraud), injury at property, eviction, etc. a LLC in good standing will not be pierced.

For the average 80k BP'er to be really happen in 10-12 years, you're going to want 7-10 paid off houses + another source of income(equivalent to 2-3 houses net cash flow) eliminate all debt, and have a low cost of living.I think everyone just needs to pump the brakes on the quitting the W2 though, cause you're not going to find a more helpful resource for retirement benefits + medical benefits.

HUD issues cease and desist orders like a cop writes speeding tickets and beating it is much harder than a speeding ticket.I'm not digging up past threads, they can be found, but in administrative hearings they can clean your clock and role you into bankruptcy trying to pay an attorney, if you can find one, to take the matter up.In the other thread, examples were given that may constitute a loss or delay, how damages can be applied and how a wholesaler can unknowing become liable in a foreclosure situation.I understand your interest in this matter, selling lists of foreclosures, probably a good lead source.
