Sprinkler systems are a pain to deal with, in terms of maintenance (inspections etc) and risk of flooding during winter freezes and tenants accidentally triggering them.

I figured those colors would pop from fall, winter, spring and through the summer.  

The property was close to the ocean and a forested area, so flood and fire hazard, they said.So I went looking for a new company with no success.

I also learned that if I buy in the fall/winter, expect vacancy until it is over, as no one really wants to move during that time.

Got a call last winter that the furnace went out in one of our houses, then the pipes froze.
