We audit several different areas a couple of times a year but we have a pretty tight system in place.

That means there are higher chances you will find someone who can do a good job at installing it vs using a less installed LVP connector system. 

Gwinnett County has fantastic school systems so rental demand is strapping.

Trying to hack the system doesn't sound like a good idea.

A lot of these PMs who post a lot (^Nate and Adam)...I just copied them and implemented the systems they mentioned.

If you can put the right systems in place and the market makes sense, I think it's an easy choice for most investors 

I didn't know the difference between a heating system and water heater, I didnt know how to screen deals, I didnt know how to calculate cash on cash. we all start somewhere. 

Rentals go fast in the neighborhood (many homes rent out to officers from Millington on 2-3 year tours) and the school district is being refined to build a new middle/high school not far from our home (breaking off from a much larger system).

She does not have an on line mangement system though just sends a check each month with a little ledger of expenses.I have a client that runs a larger company and they do a nice job at least on all the deals I have done for them as a capital partner when I do the draws and look at my before and afters they do some really nice work in a timely fashion
