Hi all,I'm new to investing and saw a 4-unit property this week.   

If your realtor is listing it for free and not helping, that's not much help since leaving you to screen tenants and run through leads is like asking you to perform knee surgery, you don't know what you are doing.All rental listings should get bombarded on Zillow Rental Manager and HotPads, etc in the first week so if you have limited activity, your price is either too high or the photos are bad and the copy about the place is bad.Use something like RentSpree from screening.

Owner sat on the offer for a week or so and then I got a call that they accepted. 

Not sure what the process is like there but compared to NY, it is a faster process.We just toured an occupied 4-family in NY today with a client and the eviction process for those tenants commenced not long ago (within the last couple of weeks).

I get three calls a week on each of our parks from groups looking to buy and they are each far from any metro areas. 

I got my first mid term rental in south Euclid about 2 weeks ago and list it on furnished finder.4 bedrooms 2 bath.

We are closing on our first South Bend rental property next week, as our local market opportunities have become non-existant unfortunately.
